What Makes the Product Different

The Eight Things That Set Modular Carpet Apart

The same commercial-grade specification used in hotels, serviced apartments, and considered residential interiors across Australia. Built to be repaired, not replaced - whichever path you take to install it.

Looks Like Broadloom

Forget everything you know about carpet tiles. These aren't office squares - they're precision-engineered to look and feel identical to traditional broadloom carpet.

Install Yourself, or Have Premrest Install

Two paths to a finished floor. Order direct from the warehouse for in-house or owner-installer projects, or take the supply-and-install service in Melbourne, Sydney, and Brisbane. Same product, same warranty.

Replace, Don't Re-Carpet

With traditional carpet, one stain means re-carpeting the entire room. With Modular Carpet, lift the damaged tile and swap in a fresh one in 60 seconds.

Fade-Resistant Nylon

Solution-dyed nylon locks colour in at a molecular level. Perfect for sun-drenched Australian living rooms - no fading, no colour loss, year after year.

Safe Over Concrete Slabs

Traditional carpet traps moisture and breeds mould. Our breathable recycled PET felt backing lets your concrete slab breathe - solving the #1 carpet problem in Australian homes.

Built-In Acoustic Underlay

No separate underlay to buy or install. The bonded felt backing delivers 0.25 NRC sound absorption - quieter rooms, warmer underfoot, less echo.

15-Year Warranty

These tiles are rated for commercial offices and retail. In your home, they'll outlast any broadloom. 15-year wear warranty - built for kids, pets, and real life.

Less Waste, Smarter Design

Damaged carpet usually means the whole room goes to landfill. With modular tiles, you replace one tile - not the floor. Recycled PET backing. Less waste. Smarter living.

Two Paths to a Finished Floor

Supply Only, or Supply and Install - Your Choice

Modular Carpet by Premrest is available either as a supply-only product or as a full supply-and-install service in Melbourne, Sydney, and Brisbane. The same product, the same 15-year warranty - the difference is who lays it.

Path 1

Supply only - install yourself or via your trade

  • Direct from the warehouse to your property
  • Install with your existing trade, maintenance team, or as an owner-installer project
  • Adhesive coverage ~180 m² per tub at around $150 each
  • Written installation guide and pile-direction documentation supplied
  • Suits owner-operators, builders, handy homeowners, and any project on a hands-on schedule

Path 2

Supply and install - Melbourne, Sydney, Brisbane

  • Premrest manages measurement, supply, and installation
  • Indicative installation rate ~$20-25/m² of laid carpet
  • Site preparation, levelling, transitions, and old-carpet removal quoted alongside
  • One contract, one invoice, one project lead
  • Suits hospitality fit-outs, considered home renovations, and multi-property landlords who would rather hand the project off

The choice between paths doesn't change the product. It just changes who lays it.

How It Goes Down

Four Steps From Subfloor to Finished Room

Whether you install yourself or have Premrest install for you, the process is the same. Pressure-sensitive adhesive, ashlar layout, walk on it immediately - no drying time, no off-gassing, no power stretchers.

1

Prepare Your Subfloor

Ensure your subfloor is clean, dry, and level. Our breathable felt backing means you can install over most existing hard floors - even moisture-affected concrete.

2

Apply Pressure-Sensitive Adhesive

Roll the PSA adhesive evenly across your subfloor. Let it tack up until it's dry to the touch but still sticky - typically 30 to 60 minutes depending on conditions.

3

Lay Your Tiles

Starting from the centre of the room, press tiles firmly into the adhesive in an ashlar (brick-bond) pattern. The tiles grip immediately but can be repositioned within minutes.

4

Trim & Finish

Use a sharp utility knife to trim edge tiles to fit. The felt backing cuts cleanly and easily. That's it - walk on your beautiful new floor immediately.

What Owners and Operators Say

From a Motel Owner, a Family Home, and a Landlord's Portfolio

We refurbished all twenty-four guest rooms over a quarter without ever closing the property. Premrest's team matched our low-occupancy windows and the rooms came back to inventory the next day. Looks identical to broadloom and the spare-tile inventory means a wine spill is a five-minute fix, not a re-carpet.

Haven - Hearth

We have a golden retriever and two kids under five. Last month I replaced a stained tile in 30 seconds. With traditional carpet we'd be looking at re-carpeting the whole room. Game changer.

Sarah M.

Haven - Hearth

As a landlord with six rentals, this is the only flooring that makes sense. Tenants damage one area? I swap tiles between tenancies instead of replacing the whole room. Pays for itself.

Common Questions

Everything You Need to Know About Modular Carpet

What is modular carpet, and how is it different from broadloom?

Modular carpet is precision-cut tile (typically 500 × 1000 mm) installed with pressure-sensitive adhesive in an ashlar (brick-bond) layout. Unlike rolled broadloom, individual tiles can be lifted and replaced if they're damaged, and the floor can be repaired without a full re-carpet. Once installed it looks and feels like premium broadloom - guests genuinely cannot tell it's tiles.

Who is this product for?

Three audiences typically: hospitality operators (hotels, motels, serviced apartments) who need a floor that handles commercial traffic and can be repaired without closing rooms; landlords and asset managers who want a floor that survives multiple tenancy cycles without re-carpeting between every tenant; and homeowners building or renovating to a higher standard who want flooring that ages gracefully under real life with kids, pets, and afternoon sun.

Do I install it myself, or do you install for me?

Both options are available. The supply-only path delivers product direct from the warehouse for an in-house install (with your own trade or as an owner-installer project). The supply-and-install service operates in Melbourne, Sydney, and Brisbane at an indicative ~$20-25/m² installation rate, with site-specific costs (preparation, levelling, transitions, removal of existing flooring) itemised separately in the quote.

Do the tiles look like real carpet, or do you see grid lines?

Modern modular tiles are precision-engineered to be visually indistinguishable from premium broadloom once installed. The ashlar (brick-bond) layout has no continuous grid line for the eye to track, and consistent pile direction across every tile means the floor reflects light as a single surface. The Haven and Horizon ranges are specified for hospitality and considered residential interiors - not 1990s offices.

What happens when a tile gets damaged or stained?

Lift the damaged tile and press in a fresh one from your spare-tile inventory. The repair takes about 60 seconds, leaves the surrounding tiles undisturbed, and is invisible to the next guest, tenant, or visitor because the tiles are batch-matched. There's no equivalent in broadloom - which is why hotels, motels, and savvy landlords specify modular.

Is the carpet rated for hotel and commercial use?

Yes. The Haven and Horizon ranges are commercial-grade, solution-dyed nylon backed by a 15-year manufacturer wear warranty. The same product specified for hotel guest rooms and corridors is the product that ships into Australian homes, rentals, and motels - the warranty doesn't change between use cases.

Can it be installed over concrete slabs, including moisture-affected slabs?

Yes. The breathable recycled PET felt backing is engineered for Australian slab conditions. Unlike rubber-backed broadloom (which traps moisture and breeds mould over time), the felt backing lets the slab breathe naturally. It also works over plywood, timber, vinyl, and most existing hard floors.

How do I order, request samples, or get a quote?

Free physical samples ship Australia-wide through the contact page. Direct supply orders are placed via the order form on each range page (with an optional installation-quote checkbox if you'd like both quoted together). For larger projects - hotels, motels, multi-property landlords, considered home renovations - the contact form lets you flag whether you want supply only, supply and install, or are still deciding.
